In essence, remortgaging is the act of switching your existing mortgage to a new deal, either with your existing lender or a different provider. You’re not moving house and the new mortgage is still secured against the same property. How long it will take from your offer being accepted until the completion. The average process takes between 4 - 6 weeks.
Stages of the process
The precise stages involved in the remortgage of a residential property vary according to the circumstances. However, below we have suggested some key stages.
+Taking your initial instructions
+ Investigating the title to the property, ensuring that you are entitled to mortgage the property, that the property has all necessary rights and is not subject to any restrictions which would impact the lender or affect their decision to lend.
+ Carrying out the necessary searches and raising any issues with you. Searches can take several weeks to come back after we have
requested them.
+ Reporting to you on your mortgage.
+ Obtaining your signature to the mortgage and any other relevant documents and obtaining any funds needed from you over and above
the new mortgage advance (if any).
+ Obtaining a redemption figure for any existing mortgages.
+ Reporting to your bank and requesting the mortgage advance
+ On completion paying off any old mortgages, accounting to you for any balance, and dealing with registration of the new mortgage at
the Land Registry.
+ Sending you a copy of the new land registry title showing you as the owner.
+ Our fee assumes that:
a. this is a standard transaction and that no unforeseen matters arise including, for example, (but not limited to) an unregistered
or defective title, which requires remedying prior to completion or the preparation of additional documents ancillary to the main
transaction
b. the transaction is concluded in a timely manner and no unforeseen complication arise
c. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
d. no indemnity policies are required. Additional fees and disbursements may apply if indemnity policies are required.
